This is a conversation that you should be having with your Realtor® very early in the home buying process, because nothing will squash your house dreams faster than a loan that doesn’t close. I always recommend working with a local lender with a sterling reputation. Trust me when I tell you that interest rate isn’t everything! Rates can be manipulated, (and often ARE), but face-to-face accountability paired with a solid reputation are critical to the success of your transaction.

Selecting a mortgage lender is a very important and difficult decision. With so many options it can be a bit overwhelming. With the advancement of technology, it has become very easy to shop mortgage rates online and compare offers as a way to find a mortgage lender. While this is a great first step, research should follow.
It’s important when selecting a lender that you make sure you’re selecting someone you can trust. For most people, purchasing a home will be the largest investment that they will make in their lifetime. With such an important decision, it’s vital that you’re being provided sound financial advice and that you’re minimizing as much risk with the process as possible. With due diligence periods/funds and earnest money at stake, it’s important that you select a lender with a proven track record of meeting deadlines and keeping their clients informed and happy throughout the process.
With process turn times exceeding 45 days with a number of large lenders, it’s becoming increasingly common for listing agents and sellers to select their buyer based on who their pre-approval is from. Make sure the lender you’re working with has a sound reputation in the purchase market in your area. This can be a HUGE advantage especially when competing in a market with limited supply and multiple offers.
The ultimate goal, getting to the closing table with financing in place, will be met as long as you have chosen a lender who you can trust and keeps constant communication with you and your real estate agent from start to finish.
