Villa heights is a fantastic neighborhood bordering the ever popular and super cool NoDa neighborhood, though it certainly has its own identity and is in the midst of big changes and redevelopment.  It is located just east of North Davidson Street and south of Matheson Avenue, and it dates back more than 100 years. The established neighborhood is surrounded by old mills and the houses that were built nearby for the workers there.

The neighborhood of Villa Heights has undergone some major redevelopment lately, with the Blue Line light rail extension, an influx of new homebuyers, and plenty of renovations in the area.

Villa Heights currently has 10 homes on the market representing 1.5 months of inventory. This extremely low supply is indicative of a strong seller’s market, even compared with Charlotte as a whole, which has 3.8 months of inventory, and Mecklenburg County as a whole, which has four months of inventory. Homes currently listed range in price from $225,000 to $599,900 and range in square footage from just over 1,100 square feet to over 2,800 square feet.

Home sales in the area have remained fairly steady over the last year, as has the average sales price. There has been a very slight increase in the average price per square foot of homes, which averaged approximately $207 per square foot over the last year, but in the last three months has averaged approximately $217 per square foot.

With so many renovations in the area, most of the homes here feature new updates as well as plenty of charm. Furthermore, many homes in the neighborhood are walkable to breweries, coffee shops, parks, the new light rail station and so much more.
