Neighborhood Spotlight: Charlotte’s Belmont Neighborhood
Charlotte’s Belmont neighborhood is a lovely, thriving community located just northeast of Uptown Charlotte just outside of the I-277 loop. It features both older homes and new construction options, with established residents as well as neighborhood newcomers. Development continues to pick up here, as Belmont is arguably one of Charlotte’s most charming up-and-coming neighborhoods.
A majority of homes are quaint bungalows that feature wraparound front porches while showcasing Uptown skyline views. The distinctive old mill houses of the early 20th century are another distinguishing feature, with many preserved or updated to appeal to today’s buyer sensibilities. These mill houses boast sharply pitched roofs, soaring, 14-foot ceilings and attract buyers looking for an opportunity to renovate while owning a part of Charlotte’s early textile history.
One major draw of the neighborhood is The Little Sugar Creek Greenway, which is part of the Cross Charlotte Trail that runs right through Belmont. It features numerous walking and biking opportunities and convenient access to different areas of the city. Local restaurants, boutique shopping and a variety of entertainment make this neighborhood a desirable place to reside.
The average single family home price has increased by approximately 24.2% over the last year, indicating an increasingly competitive market, and home sales have picked up significantly in the last three months, especially with so many appealing new construction options becoming available.
Homes currently on the market range in size from just over 890 square feet to over 2,200 square feet and range in price from $163,000 to $433,000. New construction options underway include homes with upwards of 3000 square feet and feature more upscale amenities, such as expansive master bathrooms, and cooks kitchens.
Finding one of these gems before they become available on the market is the surest way to claim one for your next home, as these often pre-sell well before they are fully completed. Multiple offers are the rule of the day, and it’s common to see eager home buyers slowly driving the neighborhood streets in search of a ‘Coming Soon’ sign.
